Performance Based Solution & Emergency Repair

Hydromedial Consulting Group Identify the root cause of all issues and deliver clear and concise recommendations on alternatives under Emergency Repair and Performance based solutions, through to the development of upgrade or replacement specification & detailed designs, project management and all critical inspections until completion.

This is a repeat client building based in Glebe, Sydney NSW. The buildings entire complex sits on a concrete podium slab over a carpark, and the waterproofing and drainage elements are failing. HCG were engaged to investigate the problem areas root causes, their connection between other building elements, and develop Isolated remedial repair options to extend the life cycle of the building and assist in managing the capital work funding over a long period.  

A units basement was suffering water ingress from the above common walkway. There were two options, remove the entire walkway and apply a new waterproofing membrane and reinstall finishes, or develop an isolated repair method that would be accessible for monitoring its success. In this instance we developed a way to stop water travelling throught the concrete slab, under the concrete slab and over the concrete slab isolating the repair and stopping the water.

Performance Based Solution & Emergency Repair

Structural columns that support the podium slab, located in the carpark were being impacted by water from the inground pool above. Several methods were used to test and locate the sources of water ingress into the carpark. HCG developed an isolated repair method to seal around the pool using a PVC waterproofing membrane around the perimeter of the pool and paved area. The works above were followed by developing and implementing a concrete spalling repair specification, including all critical inspections and structural certification.

HCG acted as the superintendent for the remedial works and provided project management of the complete project from inception to handover and closure of the work.

Remediation Project Under Regulated Design

This building was suffering water ingress due to failed waterproofing membranes on the flat roofs and balconies, and in correctly installed window and door head and sill flashings. Upper level occupant were experiencing impacts internally from water damage such as mould and stains on the ceilings, staining and mould on the brickwork below their windows, and water ingress at the balcony door thresholds. HCG acted as the superintendent for the remedial works and provided project management of the complete project from inception to handover and closure of the work.

The Deliverables Were as Follows:

·         Investigate and develop a permanent solution to stop water ingress.

·         Develop a compliant specification within the constraints of the built building that achieves a 10 year warranties on facade coatings, and 20 year warranties on the roofs and all balcony and planter box waterproofing.

·         Oversee the implementation of the specification and designs by the Building Practitioner.
